 租屋要知

初到英國,冇工冇Guarantor 保證人既情況下,租屋要有先付六個月租金既心理預備。特別係現在疫情下,英國出現失業潮,業主怕收唔到租,而租客唔可以被趕走,所以一般業主唔想承擔風險嘅情況下,俾您會要個有工有擔保架啦,但您如果租一年又先付六個月租,仲有兩個月通知期,業主心裡會踏實啲。

而係俾咗Offer後,您授權俾第三方查您,俾咗個查證公司戶口您,您會被要求提供(1)過去三個月銀行月結單,冇話一定要香港定英國,只係証明您有充足財力居留。咁又唔代表您要乜都俾晒佢知。有條Formula俾大家參考。叫做足夠財力?

假如一個月租金係£1000,您只要顯示出您有超過30陪既存款就可以啦。解係30 我都問過。

佢哋以租金既25%為您嘅基本家居開銷 (即燈油火蠟Council tax),之後X2作為您整體開銷,咁一年12個月咪30陪,呢個係佢哋預估既生活基數。 

1000 x 1.25 = 1250 x 2 x 12 = 30,000

您以呢個目標俾銀行存款佢哋睇應該冇問題

我第一次俾租金 x 12 x 2 Agent 話唔過,我問先過,係佢教我 

除此之外,(2)您要上載PASSPORT身分有相部份或者Biometric Identity (我會分開解釋BI係乜嘢東東),有可能要求LOTR印,即您有居留權部份,

(3)您要簽回 RIGHT TO RENT

(4)您前僱主既電郵聯絡,

(5)您前業主既電郵聯絡 (假如您係香港都係租開樓),同

(6)您朋友既性格查詢電郵聯絡。咁咪好似查家宅咁?係,我都有全部做晒。

不過(5)同(6)唔係所有Agent都要,睇您業主係唔係

Property Management,同有幾系統化。

您要上載同被要求追有關reference既,如果未完成同未回覆,您要負責追,否則後果自負(即遲咗關您事,唔關佢事)

Employment start and end date (for contract details)

Annual salary including any bonus payments on leaving

Any further comments

業主題 (如果唔想煩業主,煩物業代理Agent都可以)

填充題:

姓名,職位, 電郵,電話號碼, 物業地址, 租客人數, 租客姓名

租期 (起租日及搬出日), 每月租金, 有沒有損害

物業係咪有好好保管?您會否再租給此租客?

朋友題:

We will want you to confirm the following:

How long you have known the above named applicant and in what capacity?

Would you describe the applicant as honest and trustworthy?

Do you think the applicant would make a good tenant?

Please state your occupation and home address.
